Off Road and the founder of Iron Mountain Hot Springs (IMHS), Steve Beckley, partnered in February 2021 to create a new social and wellness experience that brings the hot spring experience to cities across the U.S. via “WorldSprings.” We do this by creating “Inspired” mineral pool facilities, whereby we take traditional water that is heated and combined with different minerals to replicate the famous hot springs around the world. We broke ground on the first site in November 2022 in the Dallas area which is expected to open in Spring 2024. We are searching for sites in 20+ cities and establishing a pipeline of locations to prepare for a rapid rollout.

High margin business with little CapEx creates extraordinary unit-level economics. We are leveraging 8 years of hot spring lessons, best practices and most valued guest experiences from IMHS, one of the most popular hot springs in the U.S. One of the biggest barriers to entry is capital as each location can cost $50mm-plus. WorldSprings large-format units require a specialized skillset to successfully launch and operate, which our partner has via IMHS and Glenwood Caverns Adventure Park.
